For Sellers: You Still Have the Advantage, But Timing Matters

As of early 2025, U.S. home prices are still rising, with the national median sale price hovering around $420,000 — up 4.8% compared to the same time last year.

In Central Ohio, low inventory continues to keep sellers in a strong position, especially in high-demand areas like Dublin, Powell, Plain City, and the west side of Columbus. Homes that are move-in ready and priced correctly are still moving quickly, sometimes with multiple offers.

However, the longer mortgage rates remain elevated, the more inventory we're starting to see enter the market. That means more competition and potentially longer days on market for some sellers.

If you’ve been thinking about selling, this summer could be your best window. Listings in July and August tend to attract serious buyers before any fall slowdown, and before any major market shift takes hold.

For Buyers: Inventory is Slowly Returning, and So is Leverage

In its most recent meeting, the Federal Reserve held interest rates steady, but many economists still predict we could see the first rate cuts by fall 2025, depending on inflation and job market trends.

In the meantime, inventory is slowly improving in areas like Dublin, Powell, Plain City, and select Columbus neighborhoods. We're also seeing more price reductions, especially on homes that were initially overpriced or need updates.

This shift is giving buyers more options and room to negotiate, especially those with financing already lined up.

If you’re ready with a pre-approval and a solid plan, this summer could offer an opportunity to buy with less competition than in years past.
