Start Your Search in August, Be Home for the Holidays: An Ohio Buyer's Timeline

By Amy Warren, Ohio REALTOR® | Published August 2026

I hear this every year around this time: "I wish we'd started looking sooner, now we won't be settled before the holidays." Here's the good news: it's not too late. If you start today, mid-August still leaves enough runway to be unpacking boxes well before Christmas.

Let me walk you through exactly what that timeline looks like.

Why August Is the Right Month to Start Looking

You don't have to buy in August, you just need to start the process now. Here's why the timing works in your favor:

Columbus-area homes are currently averagingaround 47 days on market, up from roughly 40 days in July, with inventory running about 7% higher than a year ago (Columbus market update, August 2026). That means more homes to choose from and less of the frantic, multiple-offer pace you'd hit in spring. Mortgage rates sat at6.69%as of Freddie Mac's early-August survey (Freddie Mac PMMS), not the rock-bottom rates of a few years ago, but stable enough to plan around with confidence.

Starting your search now, rather than waiting until fall is in full swing, gives you first pick of the homes that come to market over the next few weeks, before the seasonal dip in buyer activity turns into the seasonal uptick in serious, motivated sellers I wrote about inWhy Fall Is One of the Best Times to Buy or Sell in Ohio.

The Month-by-Month Timeline

A typical Ohio purchase runs about 30 to 60 days from accepted offer to closing, once you're under contract (How Long Does It Take to Buy a Home in Ohio). Working backward from the holidays, here's a realistic path:

August (now): Get your foundation in place.Get pre-approved before you tour a single home, it tells you your real budget and makes you a credible buyer the moment you find the right place. SeeHow to Get Pre-Approved for a Mortgage in Ohiofor what lenders will ask for. Start touring seriously this month while inventory is up and competition is lighter than spring.

September: Make your move. This is when fall's motivated sellers really start showing up, people with a job relocation, a life change, or a genuine reason to close before year-end. That motivation tends to translate into real flexibility on price and terms. If you find the right home, this is a strong month to write an offer.

October: Under contract and moving through the process.Inspection, appraisal, and underwriting typically take a few weeks. Lenders and inspectors tend to have more availability this time of year than during the spring rush, which can actually speed things along.

November: Closing. If you started in August and moved through the process at a normal pace, closing in November is realistic, and it lines up well with the advantages of a holiday-season purchase. I go into more depth on that inBuying a Home During the Holidays in Ohio.

December: Settled in.Boxes unpacked, keys in hand, starting the new year in a home that's actually yours.

Why Fall's Motivated Sellers Work in Your Favor

Homeowners who list in September and October usually aren't doing it casually, they have a reason to move, and that reason often means more room to negotiate than you'd get with a spring seller who has no urgency at all. Starting your search now means you're ready to act the moment one of those motivated listings hits the market, instead of just beginning your pre-approval paperwork while a home you love goes under contract to someone else.

What Could Slow You Down

The biggest risk to this timeline isn't the market, it's starting the financing conversation too late. A few things to have locked down early:

  • Get pre-approved first, not after you've found a home you love.

  • Know your real budget, including closing costs, not just what you're approved for.

  • Be ready to move within 24-48 hourswhen the right home comes up, especially on well-priced listings that still attract quick attention.

The Payoff

There's something genuinely satisfying about spending the holidays in a home that's finally yours, instead of still searching listings between family gatherings. For a lot of my clients, closing in November and settling in through December ends up being one of their favorite parts of the whole process.

If getting into a home before the new year sounds like the right move for you, let's talk about what that timeline actually looks like for your situation.

Frequently Asked Questions

Is August too late to start house hunting if I want to be moved in by the holidays?

Not at all. With a typical Ohio closing timeline of 30 to 60 days once you're under contract, starting your search and getting pre-approved in August leaves realistic room to be under contract by early fall and settled in by December.

How long does it actually take to close on a home in Ohio?

Most Ohio transactions run 30 to 60 days from an accepted offer to closing, on top of however long it takes to find the right home. Getting pre-approved before you start touring homes is the single biggest thing you can do to stay on schedule.

What's the first thing I should do if I want to close before the end of the year?

Get pre-approved before you start touring homes. It confirms your real budget and lets you move quickly and credibly the moment you find the right property.

Will I face less competition if I start my search now instead of waiting until spring?

Generally, yes. Inventory is up and days on market are longer than they were in spring, which means less of the multiple-offer pressure you'd typically face between March and June.
