AI Can Find You a House. Can It Tell You Whether You Should Buy It?

A client texted me last month with a screenshot of a conversation she'd had with an AI chatbot: "3 bed, walkable downtown, good natural light, nothing on a busy road, under $450k, Dublin or Powell." It came back with a shortlist in seconds. She was thrilled. Then she asked me the question that actually matters: "So... should I buy one of these?"
That's the gap I want to talk about. AI home search went from novelty to mainstream in 2026, and it's genuinely useful. It's also not the same thing as knowing whether a house is a good decision.
What's Actually New in 2026
This isn't hype, it's real product launches from real companies. Redfin rolled out conversational search on Redfin.com in late 2025, then upgraded it in May 2026 with a more advanced version built on AI technology called Sierra, letting buyers describe what they want in plain language instead of clicking filters, at Redfin.com/chat. In February 2026, Redfin took it a step further and launched a dedicated app inside ChatGPT, so people can search live listings without ever leaving the chat window. Redfin's senior VP of product, Ariel Dos Santos, put it plainly: the goal is to make "home search less about filters and more conversational."
Zillow answered with its own AI Mode this spring, which goes further than search. It uses computer vision to analyze listing photos for things like layout, lighting, and condition, and it keeps context across your whole session so it can build on earlier questions instead of starting over each time.
Here's the detail I find most telling: Redfin says roughly half of the searches on its conversational tool include something that doesn't map to a normal filter at all, things like "high-end lighting," "walkable to a coffee shop," or "recently renovated kitchen." Buyers have always wanted to search that way. Now the technology can actually keep up.
What AI Home Search Is Genuinely Good At
I'm not here to talk anyone out of using these tools. I use them myself to sanity-check inventory for clients relocating from out of state.
AI search is fast at translating a fuzzy wish list into an actual shortlist, especially the "soft" criteria that used to get lost in a normal filter search. It's available at 11pm when you can't sleep and want to scroll. It remembers what you told it five questions ago instead of making you re-enter everything. And tools like Zillow's photo analysis can flag things worth a second look, like a listing photo that quietly shows an outdated electrical panel, before you've spent a Saturday touring it in person.
If you're building your first list of "maybe" homes, especially from another city, start there. It'll save you real time.
Where It Runs Out of Runway
Redfin is upfront about the limits of its own tool, and I think it's worth quoting directly: the assistant "cannot act as a licensed real estate agent," which means "it can't provide substantive advice." That's not a knock on the product, it's an honest boundary, and it's the exact boundary that matters most once you've found a house you're actually serious about.
Here's what that boundary looks like in practice:
It doesn't know if the price is right for this house, right now. Central Ohio isn't one market, it's dozens of overlapping micro-markets. Columbus proper is running a 99.6% sale-to-list ratio with 37.1% of homes selling above list, according to Redfin's Columbus market data, while Columbus REALTORS® regional data puts the whole metro at just 2.4 months of supply, still a strong seller's market. But nearly 30% of Columbus listings have already seen at least one price drop. An algorithm can show you the list price. It can't tell you which of those two realities applies to the specific house on the specific street you're looking at.
It can't read a house the way a human can. Photos don't show foundation cracks hidden by landscaping, an HOA that's underfunded, or a roof that's five years from needing replacement. I've walked clients out of houses that looked perfect online within the first ten minutes of a showing.
It can't structure an offer or negotiate one. Escalation clauses, appraisal gap coverage, inspection contingencies, and how aggressively to price an initial offer in a multiple-offer situation are judgment calls built on knowing how a specific seller and their agent are likely to respond, not something a chat tool can do on your behalf.
It doesn't know your actual life. Your budget on paper and your budget with three kids in fall sports, a longer commute, or a plan to have your in-laws move in next year are two different numbers.
What I'm Actually Telling Clients to Do
Use the AI tools. Build your shortlist, get a feel for what your budget buys in Dublin versus Plain City versus Powell, and come to me with real questions instead of a blank slate. That part of the process is faster and better than it used to be, and I'd rather you spend your energy on the decisions that actually require a human.
Think of it as the fastest research assistant real estate has ever had. It is not the person who tells you whether this house, at this price, in this market, is the right call for you. That part still takes someone who knows the streets, the sellers, and the fine print.
Bottom Line
AI can absolutely find you a house, and it can do it well. Whether you should buy it depends on things no chatbot has access to: the comps down the street, what the inspection is going to find, how this specific seller negotiates, and what actually fits your life. Should I skip a REALTOR® if I'm using AI to search for homes?
No, and most of these tools don't suggest that either. Use AI to build your shortlist efficiently, then bring it to an agent for the parts that require judgment: pricing strategy, inspection review, negotiation, and contract terms.
