A Great Open House Is More Than Just Unlocking the Door
A Great Open House Is More Than Just Unlocking the Door
By Amy Warren, Ohio REALTOR®
When you think of an open house, you might picture a quick walkthrough - unlock the door, let people look around, and hope they're interested. But a truly great open house is much more intentional. It's about creating a feeling the moment someone steps inside.
Whether you're buying a home in Dublin, Powell, Plain City, or anywhere across Columbus and Central Ohio, a well-done open house helps you connect emotionally with a space - and that connection starts with the details.
It's About More Than Just the House
From natural light flooding the entryway to thoughtful staging that highlights the home's best features, every element plays a role. And often, it's the small human touches - a warm welcome, genuine conversation, a few extra minutes spent answering real questions - that help buyers truly picture themselves living there.
As a local real estate agent in Columbus, I do more than point out square footage. I help buyers experience what it feels like to live in the home. That includes details photos can't capture: the way the kitchen feels on a Saturday morning, how the layout flows during family time, or the quiet calm of the backyard at dusk.
Special Touches That Make Open Houses Memorable
A great open house should feel welcoming - not just for buyers, but for the whole family. I go beyond the basics to make each visit enjoyable and meaningful:
Coloring pages and activities for kids, so they stay entertained while parents explore
Great snacks and treats - I love putting together something special, because food always makes people feel at home
Personal touches like music, neighborhood tips, and small surprises that make the visit feel comfortable and memorable
These details may seem small, but they create an atmosphere where buyers can relax and imagine their future in the space.
What the Data Actually Shows
It's worth being honest about what open houses do and don't accomplish. According to the National Association of REALTORS® Profile of Home Buyers and Sellers, only about 3-4% of buyers find the home they ultimately purchase through a yard sign or open house. Most buyers, 52%, find their home online first.
But here's the number that changes the picture: 37% of buyers visited the home they purchased at an open house before making an offer. They found it online, then used the open house to confirm their interest. The average buyer views about seven properties and attends 2.6 open houses before writing an offer. An open house isn't really a discovery tool anymore - it's a conversion tool, often the exact moment a buyer moves from browsing online to picturing their life in a specific house.
Why These Moments Matter
Buying a home is one of the biggest decisions you'll make, and it's not just about the numbers. It's about how a place makes you feel.
As a full-time Realtor in Columbus, Dublin, Powell, and Plain City, I know those little moments during an open house can spark something real - a connection, a vision, that feeling of "this could be it." That's why I take the time to make each open house more than a showing. I want people to leave with more than a brochure. I want them to leave with a feeling.
