A useful home value evaluation isn't a single number pulled from an algorithm. It's a thoughtful look at the comparable sales, current market conditions, and the unique features of your home.

Homes similar to yours that have sold recently in your neighborhood,
adjusted for size, condition, and features.

What else is on the market right now in your area, and
how your home would stand against it.

Days on market, list-to-sale price ratios, and seasonal
patterns specific to Central Ohio neighborhoods.

Updates, finishes, lot, layout, and condition, the details that
algorithms can't see from public records.

Is it really free?
Yes, the evaluation itself is free, with no
obligation. If you do decide to list with me, the standard listing commission applies at closing. Until then, there's no cost and no pressure.
Will you pressure me to list?
No high-pressure sales tactics. That's not how I work.
After I send you the evaluation, I will check in periodically
with market updates because that's part of being a useful resource, but if it's not the right time for you, that's fine.
How accurate is it?
I provide a value range rather than a single number, because that's how the market actually works. My evaluations typically come within 1–3% of where homes actually trade, but accuracy depends a lot on whether I can see the home in person.
Do you need to come inside?
Not for the initial round. I can give you a solid range based on public records, photos, and comps. But if you want a more accurate number, I really do need to see the inside. Condition is one of the biggest pricing factors and it doesn't show up on paper.
