Buying new construction is exciting, and there are a lot of moving pieces. Here's how a good buyer's agent helps you make confident decisions, at no cost to you (the builder typically pays the buyer's agent commission).
01
Which upgrades add value
Some upgrades will return their cost when you eventually resell, others are personal preference. I'll help you sort which is which based on what's selling well in Central Ohio right now.
02
Lot premium context
Lot premiums vary widely by community, lot orientation, and what's coming next door. I'll give you context on whether a premium feels right based on comparable lots elsewhere.
03
Current incentive landscape
Builder incentives change quarterly — closing cost help, rate buy-downs, design center credits. I track what's available across Central Ohio so you know what's reasonable to ask about.
04
Contract clarity
Builder contracts are different from resale contracts. I'll walk you through what's in there — change order policies, completion timelines, warranty language — so nothing is a surprise.
05
Independent inspections
Even with a great builder, having an independent inspector at the pre-drywall and final stages catches the small things. I'll connect you with inspectors who specialize in new construction.
In most new construction in Central Ohio, the builder pays the buyer's agent commission as part of their marketing budget, meaning you get representation at no out-of-pocket cost.
Here's the catch: most builders require your agent to be present (or at least registered) on your first visit to the model home. If you walk in and sign in alone, you may lose the ability to bring an agent in later.
If you're even thinking about touring a new build, send me a quick text first. I'll register you and tour with you, or coach you through the visit if I can't be there.
1. Text Amy before you visit any model home
2. Bring your driver's license & loose timeline
3. Ask for the current incentives list (in writing)
4. Get a printed price sheet for the floorplan you like
5. Note any premium lots — and ask why they're premium
6. Ask about completion estimates & change-order deadlines
7. Don't sign anything on the first visit
8. Schedule a follow-up with Amy to review
