A Long Weekend, 11 Homes, and a Virtual Closing From Across the Country

The Situation

My clients were relocating to Central Ohio from out of state. They had a limited window of time here, and I was not going to waste a single hour of it. Over one long Friday and into Saturday, we toured nine homes, some nearly an hour apart, plus a couple more the next day. It was a full, strategic day by design.

The Strategy

Because I knew their time was tight, I mapped everything out in advance so we could cover as much ground as possible without them needing to fly back again. We went in with a clear plan, a prioritized list, and a goal: find the home in this trip.

The First Contract

It worked. Within just a few days we were under contract, terms that worked for both my buyers and the sellers. They headed back home with a deal in place and no need for another trip. Then the contract fell through.

The Pivot

By the time a new home came up, my clients were already back out of state. So we got on Zoom. I walked every room, every closet, every corner. I described what I saw, answered every question, and gave them my honest read. They trusted me completely, and we went under contract on a home they had never physically set foot in.

It is disappointing, but it is not the end. I stay in close contact, keep monitoring the market, and move quickly when the right home comes back up. In this case, we pivoted to a virtual showing and went under contract again, and closed four days later.
