The 4-step busy-

professional process

House Hunting without the chaos

A streamlined home-buying process designed for people whose calendars are already full. Less running around, more decisions made well — with a REALTOR® who respects your time.

01

One focused intake call

30 minutes (phone or video). I listen carefully, ask the right questions, and leave with a sharp picture of what fits and what doesn't. No follow-up surveys.

02

Pre-screened shortlist

Instead of a flood of MLS alerts, I send you a curated shortlist — homes I've already vetted against your criteria. You scan in 5 minutes, not 5 hours.

03

Tour days, not tour weeks

We see 3–5 homes back-to-back in a single block of time. I drive. You stay focused. We debrief over coffee or a quick lunch.

04

Decisive offer support

When you find the one, I move fast, drafted offer, market context, negotiation strategy, so you're not waiting on me when timing matters.

The math behind fewer, better tours

What I do before you tour

Most buyers tour too many homes — which sounds thorough but actually leads to decision fatigue, blurred memory, and "house regret" after closing.

When I do the heavy lifting on the front end (verifying square footage, checking comparable sales, scanning disclosures, walking the lot in advance when possible), every home you tour is a real candidate. You see fewer homes, but each one matters more.

The result: faster decisions, less burnout, and a higher hit rate on the house you actually love.

1. Verify the listing photos against current condition

2. Pull comparable sales for context

3. Check sex offender registry for the area

4. Scan tax records and recent permit history

5. Check school assignments at the address

6. Drive the commute at the time you'd actually drive it

7. Note any flag items (HOA, easements, prior disclosures)

8. Brief you in 2 minutes before we walk in the door

Let's respect your

time from the start

Tell me a bit about your situation and what fits. I'll follow up to schedule a quick call at a time that works for your calendar — evenings and weekends are fine.
